City Overview
Golden is located 15 miles to the west of the city of Denver, and is considered one of Denver’s suburbs. The most common highways taken to Golden from the Denver area are Interstate 70, C-470, Highway 6 and/or Highway 28. From Boulder, Golden is accessible from Highway 93.

Approximately 17,000 people live in Golden in about 6,900 households. There are 4,000 families living in the city.

Golden is well-known for several reasons, but most commonly because it is the home of the Coors Brewery. However, Golden is also a popular destination for mountain biking, hiking, its ten museums, the Colorado School of Mines, Heritage Square, and Golden Gate Canyon State Park – which is a 14,000 acre state park located a few miles to the northwest of Golden.

For a small city – covering only 1.775 square miles – Federal Heights has a diverse population. About 80% of the residents in Federal Heights are Caucasian, 45% of the adults are married, and many, many children under the age of 18 live there.
Golden Economy
The largest corporation and employer in Golden is the Adolph Coors Brewery. In addition to producing more than 20 million barrels of beer every year, the Brewery also offers tours to visitors from all over Colorado (and the world!). The Colorado School of Mines draws temporary residents (e.g. college students) to Golden as well as tourists wanting to learn more about this well-known engineering college.

The median income for a household in Golden is $49,115, the median income for a family is $67,414, the median income for males is $41,822, the median income for females is 32,413, and the per capita income for Golden residents is $25,257. About 3.5% of families and 11.3% of the population in Golden live below the poverty line, including 6.4% of those under age 18 and 7.6% of those age 65 or over.

Golden Real Estate
The biggest issue that one will face when moving to Golden in terms of real estate is that current residents desperately want to keep Golden as a small town. Consequently, the government in Golden has placed a “building moratorium” so that the number of new homes that can be built within the city boundaries each year is strictly limited.

The fact that there are a limited number of residential properties in existence in Golden has caused property values to steadily climb over the past several years.
